COVID has made for / makes for shake outs in possibly all directions, it just doesn't care who you are.
Agreed w Pandiculate that it is a special time -
possible pluses for some, no ways outs for others.

How is Copenhagen chava ? i enjoyed it the one time i could go 2012
Covid has made prices skyrocket, so the municipalities plan since the 90s to keep the families (=taxpayers) in the city could now be upended. In principle that'll include me and my small family, but we can't really pictures us going into suburbia living commuter life, so we'll probably stay even though we need a bigger place right now. And all things considered Copenhagen's probably one of the better cities to live in for a wide range of people. But car-use has increased as a consequence of Covid, something that annoys the hell out me.

What has become more expensive after COVI? Rents? Just the opposite here, as I mentioned in an earlier post. Home prices went up in the suburbs as some city people wanted to move out, so city apartment rents dropped.

House/apartment prices up 20%, but of course far from London standards. Suburbia housing prices also increasing.

but why do you think prices in both markets -- urban and suburban -- are increasing? I can see if people feel safer from COVID away from crowded cities, then prices in the suburbs go up. but the resulting reduced demand in cities should mean lower prices there. It seems odd for the pandemic to have increased demand and prices for both.

People doesn't really seem to want to escape the city for safety concerns. Demmark has been much less hit than the UK and I doubt people feel more unsafe in Copenhagen than in the rest of the country. And additional square meters becomes in high demand after more than a year of remote work. Also people have a lot of savings and disposable income with very generous subsidizing policies during the pandemic. All those kroners are used for home improvement or new homes.

Interesting ... and thank you chava - maybe like Leo , first time i heard housing demand could be up in both markets.
Here it was a continuation of the old ' Got to get my place up in the country' ,
and once people do it takes them oh a season , a year to realize ' nothing happens at night ' in my neighborhood , ' i can notice if someone walks on the street ' it's so quiet.
Then they want back in .
Having a fam can / does make it different sure.

Between the COVID and rising waters issues ... i have been looking at maps too

Copenhagen is increasingly a city like bigger cities with a lot of high paying jobs, but for example doesn't have a large financial/tech sector (which puts a damper on things), so it has been somewhat manageable for a wider range of people. But housing shortage and negative interest rates of course changes things on top of Covid and people are now seriously worried about Cph becoming a city for the rich/upper middle class now (in a smaller scale compared to London of course). There's a certaing NIMBYism as well becoming quieter, safer, cleaner, greener (and as a father of two kids I understand this exactly where this is coming from), Interesting to see what happen with remote workplaces increasing..

I do feel like London (or the middle class enclave i live in anyway) is for overgrown children nowadays (myself amongst them)

Maybe he's getting at that. Or maybe he's part of the problem.
